A critical juncture has arrived for the Poage Family Farm, as ABoone Real Estate, Inc. has submitted a land use application poised to radically transform the agricultural landscape. The proposal seeks to rezone this cherished land from an R-1 single-family low-density residential district to an R-3 medium-density multi-family residential district, coupled with a C-2 high-intensity commercial district. This ambitious development plans to build 138 townhouses on 15.01 acres and erect a shopping center in an area that lacks the necessary infrastructure to accommodate such drastic changes.

This initiative threatens not only the rural character of our community but also the lives of long-time residents who have been sidelined in this decision-making process. Marketed under the banner of "affordability," these three-bedroom townhouses are starting at an alarming price point of $325,000, while single-family homes begin at $600,000. Such figures compel us to question the true nature of affordability and the implications for our community's future.

With existing transportation challenges and numerous other concerns already present in the area, it is evident that the County and developers have not effectively addressed the needs of the residents. Now is the time to unite our voices and stand against this detrimental rezoning effort. Together, we must act to preserve the integrity of Poage Valley and ensure that our community remains a place where families can thrive.
